Property management in Platja d'Aro

Platja d'Aro is the busiest town on this stretch of coast and the emptiest one in February, and both facts are your problem as an owner. We hold the keys, watch the house through the quiet months and get it ready before you or your guests arrive.

Property management in Platja d'Aro
What it covers

A resort town, and the houses behind it

About 9,000 people live in Platja d'Aro. In summer the municipality it belongs to, Castell d'Aro, Platja d'Aro i S'Agaró, can hold something over a hundred thousand. Nowhere else we work has that ratio. The town has around two kilometres of beach, apartment blocks and shopping streets behind it, a marina, a water park and two golf courses, and the Ridaura river comes out at the middle of it all.

Behind the front the town climbs, and that is where most of the houses we manage are. The urbanisations on the slopes are a different world from the seafront: bigger plots, private pools, pine, and long empty stretches out of season. An apartment on the Platja Gran and a villa up at Mas Nou are both second homes in Platja d'Aro and they have almost nothing in common in terms of what goes wrong.

We keep your keys at our office in Sant Antoni de Calonge, a short drive up the coast, and work to a schedule you set. Inspections, pool and garden, cleaning, and repairs carried out by our own team with a quote before anything of any size begins. If you let the house out, we can handle the turnover as well as the upkeep.

Where we work

The urbanisations of Platja d'Aro

People say Platja d'Aro and mean four or five quite different places. Which one your house is in decides how long the drive is, how much garden there is, and whether your neighbours will be around in January to notice anything.

  • Mas Nou

Up in the Gavarres above the town, at around 300 metres, built around the golf course that opened in 1990. Big villas, big views, big gardens, and a genuinely different climate from the seafront: cooler in August, more exposed in winter, and a longer drive for anyone who has forgotten a key.

  • Politur

A residential urbanisation a short walk from the Cala Rovira and Cala del Pi coves. Houses and apartments mixed together, mostly holiday use, and quiet enough out of season that an unattended problem stays unnoticed for months.

  • Els Pinars

The pine slopes behind the town, which is exactly what the name says. Detached houses on wooded plots. Lovely, and the reason pool covers and gutter clearing are not optional here.

  • Cala Rovira

Around one of the coves north of the main beach, on the road towards Sant Antoni. Smaller and more sheltered than the Platja Gran, with houses close enough to the water that salt joins pine on the maintenance list.

  • Mas Ros

On the hillside between the town and the golf, part of the run of mas urbanisations that share those slopes. Established plots, mature planting, and access roads that need looking at after a hard rain as well as the houses on them.

  • Can Semí

Neighbouring the same hillside, with the same mix of long-standing villas and newer building. Owners here tend to use the house more of the year than the seafront owners do, which changes the rhythm of what we do for them.

The drive from our office covers all of these. If you are somewhere we have not named, tell us the street and we will give you a straight answer about how quickly we can reach it.

What's included

What we take care of in Platja d'Aro

Keys, access and arrivals

We hold your keys, let in trades and deliveries, and open the house before you or your guests land. Heating on, water on, pool clear, fridge stocked if you want it.

Inspections through the empty months

November to March is when a Platja d'Aro house is on its own. We walk it on the agreed schedule, and after a storm whenever you ask us to, and send a short report with photographs when there is anything to report.

Pool, garden and repairs

Our own team, not a list of numbers for you to call from abroad. Anything beyond a small job is quoted first and waits for your decision.

Practical

What owning in Platja d'Aro is actually like

August, honestly
The summer population of the municipality can pass a hundred thousand. Deliveries take longer, trades are booked out, and parking is the real constraint. We schedule anything that can be scheduled for outside those weeks.
The Ridaura
The river reaches the sea in the middle of the town. Properties near the valley floor have a different rainfall story from the ones on the slopes, and it is worth us knowing which yours is.
Up at Mas Nou
Three hundred metres of altitude is a real difference. It is cooler, the wind gets at the terraces harder, and the drive up is fifteen minutes of hairpins in bad weather.
Getting here
The C-31 links the town to Palamós and Girona and the C-65 runs inland to the AP-7. Girona is the airport most owners use, with Barcelona as the alternative.
Sant Feliu next door
Sant Feliu de Guíxols is a few kilometres down the coast and has more of the year-round services. Useful to know in February, when a good deal of Platja d'Aro is shut.
Letting the house
The tourist licence in Catalonia attaches to the property, not to the owner. Before you list anywhere, ask us what your particular property already has.
Good to know

Questions owners in Platja d'Aro ask

Is it worth having a manager if the house is only empty in winter?
Winter is when the damage happens and the season is when you find it. A storm in January that lifts two roof tiles costs very little to fix in January and a great deal in June when the water has been getting in for five months.
Do you go as far up as Mas Nou and the golf?
Yes. It is a longer drive than the seafront and we plan the round accordingly, but it is on it. Owners up there tend to want a slightly higher inspection frequency in winter, and that is usually the right call given the exposure.
Can you handle holiday rentals as well as the maintenance?
We can find guests, manage bookings, do check-in and check-out and the changeovers, and guide you through the licence question. Plenty of owners here use the house for a few weeks and let it for the rest of the season.
How do you charge for property management?
A fixed fee for the agreed round of visits and reporting, with pool, garden and cleaning priced according to the property and repairs quoted case by case. You get the numbers before you commit to anything.
