This is our own town. The office is on Avinguda Catalunya, a few streets back from the seafront, and the houses we look after here are mostly within a few minutes of it. If something goes wrong at your place in Torre Valentina on a Tuesday morning, we are not driving in from somewhere else.

What it covers

The town we work from, and the houses in it

Sant Antoni de Calonge is the coastal half of the municipality of Calonge i Sant Antoni, about three kilometres east of the old village, strung along the shore between Torre Valentina and Santa Maria del Mar. Around 3,400 people live here through the year. It was built for the summer, and a good deal of it still empties out when the summer ends.

That emptying is the whole reason property management exists here. A seafront apartment closed from October is a salt-air problem: window frames, metalwork, anything on a terrace facing the water. A villa up behind the town is a pine and pool problem. A house in Treumal, where the plots are big and the neighbours are seasonal, is a nobody-would-notice problem. All three need somebody with a key and a reason to be there.

We hold your keys at the office, inspect on the rhythm you choose, go out after heavy weather when you ask us to, and handle the repairs with our own team. Because we are in the town, the response to a burst pipe or a failed pump is measured in minutes rather than in days of arranging. That is the single most useful thing we can offer an owner who is not in the country.

The areas of Sant Antoni we look after

The town runs from the tower at one end to the Treumal woods at the other, and the kind of building changes as you go. What your house needs from us depends a great deal on which stretch it stands on.

  • Torre Valentina

    Named for the round coastal defence tower at its heart, a listed monument of the sixteenth to eighteenth centuries that the urbanisation grew around in the 1960s. Apartments and villas close to the water, so salt and wind are the recurring maintenance items rather than vegetation.

  • Treumal

    The wooded stretch at the south-eastern end of the municipality, holiday houses among the pines with a few old farmhouses inland of them. Around 1,300 people are registered here, which in practice means very quiet from November. Pools and gardens are the bulk of the work.

  • Comtat de Sant Jordi

    A planned coastal urbanisation with its own hotel and chapel. Mixed apartments and houses, most of them second homes, and the sort of place where a shared pool and a private one both need somebody keeping an eye on the difference between them.

  • Mas Vilar de la Mutxada

    Behind the Torre Valentina stretch, on the slope rather than the shore. Detached houses on their own plots, further from the salt and closer to the pine, which swaps one maintenance list for another.

  • La Pineda

    One of the inland urbanisations of the municipality, quieter and greener than the seafront. Gardens here can take over in a single wet spring if nobody is cutting, and that is the most common reason an owner calls us for the first time.

We are in most of these streets weekly through the season and regularly out of it. If your address is not named here, ask: the honest answer is usually that we already pass it.

Keys held in the town

Your keys sit at our office on Avinguda Catalunya, minutes from the seafront and from Torre Valentina. We let in trades, deliveries and guests and tell you who was in the house.

Inspections that suit a coastal house

We look at the things the sea gets to first: frames, metalwork, terrace fixings, and anything the wind can lift. Plus the whole house on the schedule we agree, and a storm check whenever you want one.

Pool, garden, cleaning, repairs

Handled by our own team rather than subcontracted out and marked up. Larger work is quoted first and you decide whether it happens.

What you need to know about the town

Our office
Avinguda Catalunya 8, in the middle of Sant Antoni. You can walk in, and owners who are here do. It is also where your keys live.
Market day
Wednesday in Sant Antoni, Thursday up in Calonge. Useful to know when you are planning an arrival and want the house stocked.
The beaches
The town beach runs the length of the front, with the smaller coves at Cap Roig and Treumal at either end. Which one you are near affects parking in August far more than it affects the house.
Salt air
Anything within a few streets of the water corrodes faster than owners expect. Hinges, railings, outdoor taps and air conditioning units are the usual casualties, and all of them are cheap to maintain and expensive to replace.
Winter
The town keeps going, but much of the seafront and most of Treumal is closed up. Empty neighbours mean nobody is going to notice your leak for you.
Renting out
A tourist licence in Catalonia is registered against the specific property, not against you as an owner. Ask us what applies to yours before you advertise it anywhere.

Questions owners in Sant Antoni ask

Your office is here. Does that change anything in practice?
It changes response time, which is the thing that actually costs money. A leak found on a Tuesday inspection gets a plumber the same day rather than an e-mail proposing one. It also means you can walk in and talk to the person who has been in your house.
Do you manage apartments as well as villas?
Yes. A good deal of what we hold here is apartments near the front, which need less garden and more attention to the things salt air gets at. The service is scaled to the property rather than sold as one package.
Can you deal with the community of owners for my block?
We can attend to what happens inside your property and coordinate with the administrator on anything communal. Tell us what your community already covers so you are not paying twice for the same work.
What happens if there is an emergency and I cannot be reached?
We stop the damage first and reach you afterwards. Shutting off water, making a property secure and getting a roof covered do not wait for an e-mail reply. Everything past making it safe waits for your decision.
