Property management in Sant Feliu de Guíxols

Sant Feliu is a real town rather than a resort, which is the reason a lot of owners choose it and the reason managing property here is a little different. Shops open in February. Your neighbours may actually be there. The house still needs somebody with a key.

Property management in Sant Feliu de Guíxols
What it covers

A working town with second homes around it

Sant Feliu grew around a Benedictine monastery documented from 968, which gave the town its name and its shape. The Porta Ferrada with its horseshoe arches still stands, along with the Torre del Fum and the Torre del Corn. From the middle of the eighteenth century the town became one of the great cork centres of Catalonia, and in its best years around 1900 it held roughly ninety factories and something like 2,700 workers.

That history left a town with a proper centre, a working port and a year-round life, and around it a ring of neighbourhoods and hillside urbanisations that filled up with holiday houses through the twentieth century. Sant Pol, the bay at the northern end towards S'Agaró, was largely built from the 1920s onwards and is the address most foreign owners recognise.

We hold your keys, inspect the property on a rhythm you set, go out after heavy weather when you ask us to, and handle pool, garden, cleaning and repairs with our own team. The drive from our office in Sant Antoni de Calonge takes in Platja d'Aro and S'Agaró on the way, so Sant Feliu is a regular stop rather than a special trip.

Where we work

The neighbourhoods and urbanisations we cover

The town centre, the bay at Sant Pol and the urbanisations on the hills behind are three quite different propositions for an owner. Here is what each of them actually asks for.

  • Sant Pol

The bay at the northern end, facing S'Agaró across the water, urbanised mainly from the 1920s and holding some fine early houses including the modernista Casa Estrada. Close to the sea, so salt and exposure lead the maintenance list.

  • Punta Brava

One of the urbanisations closest to the town centre, on the headland side. Detached houses with sea views, steep access in places, and terraces that take the wind. Convenient enough that owners here use the house more of the year.

  • Les Forques

An established urbanisation just outside the centre, grown out of the older neighbourhoods around it. Mixed plot sizes and house ages, gardens that need regular rather than heroic attention, and easy access for a van.

  • Vilartagues

A residential neighbourhood on the town side rather than a holiday urbanisation, which means year-round neighbours and a different set of expectations about noise, works and access. Apartments as well as houses.

  • Les Bateries

Further out from the centre, up towards the old coastal batteries the name comes from. Bigger plots, more pine, more privacy, and a longer wait for anyone who has to come to you in a hurry.

Pedralta, Vilar d'Aro, Les Penyes and the other outlying urbanisations are on the same round. If you are not sure which area your house counts as, send us the address.

What's included

What we take care of in Sant Feliu

Keys and access

Held at our office rather than left with a neighbour. We let in trades, deliveries and guests, and you are told who went in and when.

Inspections, and storm checks on request

The house walked on the schedule we agree, plus a visit after heavy weather whenever you ask for one. A short report comes back to you, with photographs when there is something to see.

Pool, garden, cleaning, repairs

Our own team throughout. Anything larger than a small job is quoted first, and you decide whether it goes ahead.

Practical

What owning in Sant Feliu is like

A town, not a resort
The centre works all year. That means services, trades and shops in February, which genuinely changes what it costs and how long it takes to get something done out of season.
Getting here
The C-65 runs inland from Santa Cristina d'Aro to the AP-7 and past Girona, which makes this the easiest of these towns to reach from the motorway. The C-31 takes you up the coast.
Platja d'Aro
A few kilometres up the coast, and where a lot of owners here go for the summer noise they do not want on their own doorstep.
The port
The working harbour is part of the town rather than a marina bolted on to it. If you keep a boat, tell us and we will factor it into the round.
Hillside access
The urbanisations behind the town are steep in places. After heavy rain the access matters as much as the house, and we will look at both if you ask us to.
Letting the house
A Catalan tourist licence is registered against the specific property. Ask us what applies to yours before you advertise it, not after.
Good to know

Questions owners in Sant Feliu ask

The town is busy all year. Do I still need somebody watching the house?
The centre is busy. Your house is not, if you are in another country. What the year-round town gives you is faster and cheaper repairs when something does go wrong, which is a real advantage rather than a reason to skip the inspections.
Do you cover Sant Pol and the S'Agaró boundary?
Yes, both sides of it. The torrent that marks the municipal boundary runs through the middle of what everyone treats as one stretch of coast, and we work across it.
How far is your office and does it matter?
We are in Sant Antoni de Calonge, up the coast past Platja d'Aro. Sant Feliu is on the regular round rather than a special journey, and for anything urgent we have our own people rather than a waiting list.
Can you handle a renovation as well as the upkeep?
Yes. We build, renovate and extend with our own team, from a new bathroom to a full reworking of an old house. You get a quote before anything starts and one contact throughout.
